What is an EICR?
An EICR is an Electrical Installation Condition Report (known as an Electrical Safety Certificate)
Why do you need an EICR?
An EICR checks whether your property’s wiring and electrics are safe. As a landlord, you’re responsible for the safety of the electrics throughout the property – this includes the installation itself and any electrical appliances you’ve provided. You’ll need to make sure these are safe when a new tenant moves in and is maintained for the duration of their tenancy.
It is a legal requirement for landlords to provide a copy of an EICR to their existing or new tenants and should be re-inspected every five years.
What will happen in the inspection?
The Electrical Installation Condition Report will find out if:
- any electrical installations are overloaded
- there are any potential electric shock risks and fire hazards
- there is any defective electrical work
- there is a lack of earthing or bonding – these are 2 ways of preventing electrical shocks that are built into electrical installations
Please note that electrical appliances are not covered in the inspection, only fixed electrical installations.
What happens after the inspection?
After an EICR has been carried out a report will be issued to the Landlord which explains its outcomes and any investigative or remedial work required, of which a copy must be given to the tenant or any prospective tenant.
If the report requires remedial work or further investigation, landlords must provide written confirmation that the work has been carried out to their tenant and to the local authority within 28 days of completing the work.
PAT TESTING
What you need to know about Portable Appliance Testing
Portable Appliance Testing or PAT Testing is the process of checking electrical appliances for safety through a series of visual inspections and electronic tests and is a good way for landlords to ensure that they are meeting their legal obligations to maintain high standards of electrical safety in their rented property. It is recommended to test appliances on a yearly basis.
On completion of the inspection the landlord will be issued with a report that details an inventory of each appliance tested, a full set of test results for each item including pass and failed items. The report will also include the next inspection date and next test due date.
If an appliance fails inspection, it should be repaired or replaced before being used again ensuring the tenants safety.
